Document Description
A Vesting Preliminary Parcel Map to permit the construction, use and maintenance of a proposed new four-unit condominium complex on an 11,700 sf site comprised of two adjoining record lots in the R2-1 Zone. The project would include two two-story, condominium buildings, one on each lot, each with two dwelling units, and five parking spaces located in attached at-grade parking garages with ingress and egress via driveways from Walnut Avenue and the adjacent westerly alley. The project also includes an 11-foot wide community walkway between the proposed buildings. The project will also involve demolition of the existing improvements: three detached single-family dwellings and attached garage structures, and site grading, including the removal of four existing non-protected trees. The requested Vesting Preliminary Parcel Map also includes the incidental approval of a reduced lot width of 45 feet for both lots, in lieu of the minimum 50-foot width required by the Municipal Code. The 45-foot lot width is an existing condition of the current record lots that comprise the project site.
