Document Description
The project involves a Conditional Use Permit to develop a 1,013,331 sf warehouse distribution center on approximately 50.54 acres located on the north side of Lugonia Avenue, the south side of Almond Avenue, and the east side of Research Drive in Concept Plan No. 1 of the East Valley Corridor Specific Plan.
Ingress and egress is provided to the project via two (2) driveways on Lugonia Avenue, two (2) driveways on Research Drive and one (1) driveway on Almond Avenue.
In order to allow for the development of the distribution center on amendment to Concept Plan No. 1 is conditionally permitted use within all areas of the Commercial Industrial District as they are currently only allowed north of Almond Avenue with a Conditional Use Permit. The project also includes a parcel map to revert to acreage the ten contiguous lots into a single parcel for development of the site.
