The project proposal is to convert and slightly expand an existing lower level storage area of an existing single-family residence into a tandem two-car garage, add a new second level deck, access steps and retaining walls. The proposed construction will impact up to three oak trees, with two oak tree removals and one oak tree encroachment. The maximum height of the new retaining walls in the required 25 foot front yard setback will extend up to 11 feet in height, at 10 feet from the front property line. A Yard Modification is required, per County Code Section 22.48.180, for the retaining walls exceeding six feet in the required 25 foot front yard setback area. Grading is proposed for 120 cubic yards of cut and 120 cubic yards of export off-site.
