            Project is for the demolition of 6 residential units and the construction of a six-story, 63-foot tall, 100% affordable, permanent supportive housing project with 3 Very Low-Income Households, 93 Low-Income Households, and 2 market rate manager’s units for a total of ninety-eight (98) units. The project will have a total floor area of 45,818 square feet and Floor Area Ratio (“FAR”) of 4.3:1. The project proposes to provide 6 vehicle parking spaces, 8 outdoor short term bicycle parking spaces, and 72 long term indoor bicycle parking spaces located on the ground floor. The project will also provide a total of 2,388 square feet of open space on the ground and second floors, and 1,331 square feet of landscape area. The project proposes the removal of 28 non-protected trees on-site and proposes the planting of 25 trees total, 2 of which are street trees in the right-of-way. As there are no approved right-of-way improvement plans, the project considered will assume the worst-case scenario of removal of all street trees. However, this analysis gives no rights to the applicant to remove any street tree. No street trees may be removed without prior approval of Urban Forestry based on compliance with LAMC Section 62.169 and 62.170 and applicable findings.

                            The project is a qualified Streamlined Infill Project and satisfies all of the objective planning standards and is therefore subject to the streamlined ministerial approval process provided under Government Code Section 65651(a) and (b). As a supportive housing project that satisfies all the objective planning standards of Government Code Section 65651, approval of the project is ministerial and therefore statutorily exempt from the CEQA and Public Resources Code Section 21080(b)(1).
